MIPIM — the Marché International des Professionnels de l'Immobilier — is the world's leading real estate conference, attracting over 22,000 delegates from more than 90 countries each year to the Palais des Festivals in Cannes. For four days every March, this sleepy seaside town transforms into the global epicentre of property investment, urban planning, and architecture. If you are attending MIPIM 2026, planning your transport in advance is essential: hotels fill up months ahead, taxis become scarce, and the Croisette is gridlocked during peak hours.
MIPIM was founded in 1990 and has been held annually in Cannes ever since, with the exception of the pandemic years. The conference occupies the Palais des Festivals et des Congrès — the same building that hosts the Cannes Film Festival — and spills out along the Croisette boulevard with temporary pavilions, country stands, and hospitality yachts moored in the Vieux Port.
The 2026 edition is scheduled for 10–13 March. The programme typically begins with registration and welcome events on Monday evening, followed by three full days of conferences, exhibitions, networking lunches, and evening receptions. Most delegates arrive on Monday and depart on Thursday or Friday, creating enormous pressure on airport transfers and local transport at both ends of the event.
Over the four days, MIPIM generates an estimated €280 million in economic impact for the Cannes region. Hotels within walking distance of the Palais can charge five to ten times their normal rates, and restaurants along the Croisette are booked weeks in advance. This concentration of high-spending visitors also means that taxis and ride-hailing services are stretched to capacity.
The nearest airport to Cannes is Nice Côte d'Azur (NCE), located 27 km east along the coast. The transfer normally takes 30–40 minutes, but during MIPIM week this can stretch to 60–90 minutes due to traffic congestion on the A8 motorway and along the coastal road into Cannes.
A pre-booked private transfer is by far the most reliable option during MIPIM. Your driver will be waiting in the arrivals hall with a name board, will assist with luggage, and will take the fastest available route to your hotel or directly to the Palais des Festivals. You avoid the taxi queue — which can exceed 45 minutes during Monday afternoon's arrival rush — and the entire cost is agreed in advance.

Taxis from Nice Airport to Cannes operate on a fixed tariff of approximately €125–110 during the day and €170+ at night. However, the queue at the airport during MIPIM arrivals can be extremely long. Uber and other ride-hailing apps operate in Nice but surge pricing during peak conference arrivals can push fares above €210. Availability is also unreliable, with long wait times common.
The Express Bus 210 runs from Nice Airport to Cannes Gare Routière for around €20 and takes about 50 minutes. The train from Nice-Ville to Cannes takes 30–40 minutes (approximately €8), but you first need to reach Nice-Ville station from the airport by tram (30 min). Both options are economical but impractical with heavy luggage or when arriving late at night.
Cannes is compact and the Palais des Festivals is centrally located on the waterfront, so many delegates walk to the venue. However, if your hotel is outside the immediate Croisette area, or if you have meetings at pavilions and restaurants scattered around town, having a driver on call can save hours over the course of the week.
If your hotel is on or near the Croisette — the 2 km boulevard that runs from the Palais des Festivals to the Palm Beach — walking is the best option. The weather in March is typically mild (12–16°C) and the promenade is pleasant. Allow 15–20 minutes to walk from the eastern end of the Croisette to the Palais.
Many major hotels run complimentary shuttle buses to the Palais during MIPIM. The Majestic, Carlton, Martinez, and Grand Hyatt all typically offer this service. Check with your hotel when booking, as schedules vary and demand is high.
For executives with back-to-back meetings, networking dinners, and off-site events, a chauffeur on call is the most time-efficient solution. Your driver remains in the vicinity throughout the day and can collect you within minutes when needed. This service is especially valuable for trips to restaurants in Mougins, Le Cannet, or Antibes, where many of the most sought-after MIPIM dinners take place.
Accommodation during MIPIM is notoriously expensive and limited. Delegates spread across several zones, each with different transport implications:
The premium zone. Hotels like the Majestic Barrière, Hôtel Martinez, Carlton, and JW Marriott are within a 5–15 minute walk of the Palais. Expect rates of €700–2,000+ per night during MIPIM. The main advantage is zero transport hassle.
More affordable options exist in the streets behind the Croisette and around the old town (Le Suquet). Hotels here are still within walking distance but the walk can be hilly. Budget €280–600 per night.
Many delegates book villas or boutique hotels in nearby towns to escape the Cannes premium. Le Cannet is 10 minutes north, Mougins 15 minutes, and Antibes 20 minutes east. These locations offer better value and a quieter retreat at the end of the day, but require reliable transport to and from the Palais. A daily chauffeur service or pre-booked morning and evening transfers are essential.
Some budget-conscious delegates stay in Nice, where hotel rates are 50–70% lower than Cannes during MIPIM. The trade-off is a 30–50 minute commute each way, which can feel tiring after four long days. If you choose this option, a private transfer with scheduled pickup times is more reliable than the train, which can be disrupted by strikes or delays.
With the right transport arrangements in place, MIPIM becomes a far more productive and enjoyable experience. You arrive on time for every meeting, you never waste twenty minutes searching for a taxi, and you leave the logistics to professionals who know Cannes inside out.
